Hi everyone !

We just love Lakeside but thinking of making an offer on a home in Creeks of Willow Bend. Not many home in Lakeside right now

Any thoughts ? Anyone familiar with the creeks of Willow Bend ?

I love Lakeside and Really liked Brinker ! Unfortunately Creeks of Willow Bend is zoned to Centennial.

Centennial is a great school too, it is just that I felt a more positive vibes at Brinker. Crazy or not, I sometimes fell negative vibes in a home, school...

Thanks again with your help with our move to West Plano. Centennial or Brinker, we are looking forward to it!

I am in Creeks of Willow Bend. No kids here so schools not something I can speak to. Ive been here almost three years after moving up from Houston. I like the Creeks location and newer home option for this area. High variability in lot size in Creeks with some larger lots just North of the Creeks/Lakes. Only one available now that I am aware of in that area, two went under contract recently. Several homes on the south end and a new one coming on market soon there. A home on Silver Creek is coming on the market soon if it does not sell before it is listed.

I can not help with the school topic at all. But we have great neighbors here, highly diverse neighborhood, with a lot of kids as well. Its been a most welcoming and friendly community for us, we get together regularly with our Turkish/Mexican neighbors as well as a Chinese couple, and a transplanted NYC couple.

Biggest factor for me was the newer homes you can find and without kids I do not want or need a large lot as some sections of lakeside have.
I recognize Lakeside has some areas with homes built in early 2000's but most are 1990's homes while the oldest in Creeks are 1999 construction with most built 2000-2003. Additionally the homes I have been inside, are update due to age or update projects by owners.

Good luck and welcome to the neighborhood if you decide the elementary school will work for you.

Both are nice neighborhoods and not that much diffrence in schools either. Stucco house in CWB is beautiful but if you are looking above a million then also check out this one.

The house that is going on the market but not listed yet is showing signs of being sold. OP I recommend you go for it in CWB.

OP I see one of the "stucco" homes in CWB went under contract since yesterday! A new one came on the market today as well in CWB but across the street from the one under contract, the new one is a "mediterrean" but true stucco I believe.

This is a very nice custom Mediterranean , built by Ventura in 2007 and lot is half acre. I really like that it is walking distance from Arbor Hills.

Thanks for all the infos about the neighborhood. I am now officially your neighbour

I saw that there were signs about some 24h camera surveillance. Is it present in every street ? Is the neighborhood safe in general ? Have you ever heard of any break-ins ? I know that Lakeside is prone to those.

Do they have community events ? Such as luncheons... Thanks again !

Good choice. Whole Renner Middle School area is very nice. You'll not be disappointed. Check with HOA about events, some streets have their own Friday or Sunday happy hour in my neighborhood. Safety cameras are mostly to send out a warning, its a pretty safe area but of course once in a while they do come in handy to catch trouble. I hope John can fill you in about your specific neighborhood. Do check out rec center and Arbor Hills before you hit Shops at Willow Bend. Plano Sports Authority is a nice place for sports in summer.

Arbor Hills is such a great parc! We will definitely enjoy it more living in Plano. I am planning of getting sate of the art alarm system because I am paranoid about break-ins. We had one in the past, it happened while we were in the house. We were lucky that nothing serious happened.
I know well the area around Whole foods, Trader Joe's... But still a lot to discover! I want to visit every inch of Plano. I will probably do it in September when the kids go back to school.
