I wouldn't do any of those things because of what it could do to the value of your home; do them if you will enjoy them and and feel you need them while you live there.

In general, kitchens and bathrooms sell houses (along with overall floor plan)....those are the only projects that have a high % of spend "giveback" when you sell your house. You can recoup 70-90% of spend depending on the quality/ scope of the remodel and when you do it in relation to when you sell it.

I'm no expert here and I'm sure others will jump in and correct me if they disagree, but I think the best thing you can do to ensure you sell for as much as you can in 5 years without doing cosmetic upgrades just to sell the property...is to...are you ready for it?

BASIC MAINTENANCE and keeping up with small repairs.

Don't let maintenance slide just because you think you'll be selling in a few years. Either you'll end up replacing that system or a savvy buyer is going to clobber you on price because the HVAC has to be replaced and the hot water heater has never been serviced.

Thanks BigDGeek, TurtleCreek80, jdallas for your input. This is our first home so I am trying not to get carried away here but very tempting nevertheless . The house needs new window coverings. The current ones are very unattractive and falling apart. Plantation shutters are not an overdo because there are several houses in the neighborhood with them.

As others have stated, plantation shutters are very pricey. My house was built in the 50s and still has some original plantation shutters in the house, but I went with 2-inch white blinds on the other windows. Muuuuuuuuuuuuch cheaper, and still "on trend." You see those all over my neighborhood.

Look at it this way....... A home needs to be remodeled and updated about every 12-20 years.
If not it will actually lose value since people want updates.

Your improvements may not add a whole lot of value but they will indirectly by keeping the house from losing value.

This, plus you will enjoy them for the next five years. Moreover, a lot can change in 5 years, you may not be moving after all. You never know.
