We're gearing up to look for a house in Plano or Allen - any suggestions on a good way to find a realtor that will actually bring some unique value to looking in that area? We don't really like the idea of just finding a generic realtor for the DFW area that doesn't focus on those northern suburbs or know the neighborhoods well. Or is that the wrong way to think about this?

Also, anyone with thoughts on how the housing market currently looks in those areas? We'd be looking for a 3,000 sq ft house (don't really need more space than that) with good schools, walkable to parks and maybe a community pool. Is this possible to find in West Plano for $400k?

Housing market is booming in all parts of North Texas. West Plano's schools and location make it highly attractive for buyers who value these things. You can find a decent house in both areas but homes in West Plano bring higher sale price and rents for obvious reasons.
