With the crazy hot real estate market and new builds in north dallas, this little community just off I-75 and 380 in McKinney is not getting much attention. Most people seem to be flocking to Prestwyck and Trinity Falls instead. Do any of the locals on here mind chiming in as to why that might be? The builder is beazer. The location seems to be awesome though, and still in decent price ranges compared to ballooning prices going on now.

Having visited neither, but just by reading the description of the communities on a couple of sites, Trinity Falls' amenities seem to be a lot better, but, like I said, I've never been to either. Does Live Oak Creek have anything as far as amenities? There are also many who probably don't want to live that close to retail. I'm saying that just looking at the map, anyway.

I'm thinking that's probably what it is. It's not a "master planned" community per se. But it does have a park and a playground. All I can think of is minus the 'amenities' I would take proximity to 75 and 380, and all the retail nearby, any day. But I guess different people value different things. They do seem to be raising the prices regularly as they build out, and they've built about 60 houses in a little over a year. They are selling fast, albeit not as popular as prestwyck and trinity falls.

They have had a horribly tough time with that community. To enter it is from one of the busiest intersections in on 380 in Mckinney. Lot of retail next to entrance. If I remember, it backs up to raytheon. They initially had a 50' product on 60' lots. To get the price down, they changed to a 40' product. It has been open for a long time and should have been sold out a year ago. Tells you something.

I just sold a new development Beazer-built home to a client, they closed last month, signed 6 months ago, great process. Definitely not luxury high-end, but no complaints
