What's the longest anyone has waited for a response? I e-filed a protest on the 16th and it still shows under review.

Did you submit your evidence too? Denton seemed slower this year, probably due to the sheer amount of people protesting. I think they got back to me with an offer within 10-14 calendar days.

I did. I'm in Denton as well and I purchased in March so all I submitted was the closing statement with purchase price. I'm wondering if I should make my husband call or just keep waiting.

Is this something to be expected for someone considering buying a home. A 5-10% increase every year? That's crazy.

Depends on the company. My husband went down this week with photos and got our tax lowered.

I would probably wait it out a few more days. You got the protest in by the due date and have submitted your paperwork, so you've done all you can. They should just respond back that they will match your purchase price (we did this in 2009).

You can lookup the prop tax history for any property and calculate the historical increases.


for mine, the valuation increased once every 4 years at an average rate of 20% until 2013 which is a reasonable rate.
After that, it was an annual increase of 8%, 16% and now 22.5% respectively.


I'm protesting this year.

I was able to get my appraisal value lowered by 25K by getting an informal property valuation done at Collin tax assessment office. I did't see any reason to file a protest as my property value increased only by 4K (after the re-valuation) from 2015 considering the housing market has been seeing an upward trend.

Can anyone confirm that Collin county will use a HUD from a purchase in February 2015 as the valuation? From reading this thread it appears they will allow the HUD for the first two years, but I don't want to play my "hole card" if I don't have to.

Our value went up 44 percent in the last year, I believe because the home was appraised in an incomplete state in 2015. I received my 14-day evidence packet and they are comparing my home (3 bed, 2.5 bath) to a lot of 4 bed, 3+ bath properties which I think is totally messing up the appraised value. They are a good $25,000 over our purchase price and $45,000 over true comparables. that is why I'd rather not show them the HUD.

Other than the protest, Can I file a motion to throw out the comps and start over? I have called them and they said I had to stop by in person, they won't respond to email or phone inquiries to even my question about the use of the HUD. Totally inefficient.

I got it adjusted down by 5% during informal meeting. Tomorrow I have ARB hearing. During informal meeting, appraiser checked comparisons I presented. But she did not show dacd comparisons on her system.
One of the home from my list is still appraised $27k less than me. When I showed this example, appraiser told me this property value is reduced significantly during their hearing process. But she doesn't know why. Aren't they suppose to show us comparison for both the properties in their system? Are there any documentation I can request to use during my ARB hearing.

We also have a litigation situation filed by HOA and huge issue with common area. Appraiser pointed out these values are generated in January. These issues only affect next year values. Appraiser gave me option to go for ARB hearing as well. How much help do we get during ARB hearing? Are they suppose to take into account value of the home (same street and same model) I am comparing with and adjust my home price.
