I don't like grey brick but that house doesn't look that bad from outside.

You can use darker trim to accentuate the feature. You can also limewash but I don't know how it will look with grey

I disagree that you should paint it. Painted brick is frown upon in Dallas.

Traditionally, grey has been a hard color to resale. Same with Master bedrooms upstairs. Most anyone over 40 and with older kids don't like the Master being up.
It must be a Dallas thing, because in California its very common.

Master down is a dallas thing. When I was purchasing my house, my realtor told me the same thing - master down. But after living in my house for some many years, I want my media room to be downstairs too. Lol.

We moved here from Colorado where the norm is for the master to be located upstairs. I really like the master down - yeah the stairs are probably giving some health benefit but not having to go up/down so many times each day is awesome.

I really want 3,000 SF on one level. I love that big footprint.

1 coat of primer possibly 2 from a spray gun and then 1 coat of paint again from a spray gun and it'll be done.

I think that may actually be the worst job listing a house I've seen. What's with the sideways pics?

FWIW that house has potential. I like the master suite with the fireplace in the center. The front could use some cleaning up of the trees. And adding some sod. And get rid of the brown stained front door. Any other color would be better. And they have it staged poorly.

No offense, OP, but is the price because it is in Southlake?

I've seen houses online in Flower Mound and Colleyville for less than that which look more charming (in the $550,000 to $650,000 range, which is out of our budget, but I enjoy looking at houses so sometimes I drool over the pricey ones).

Bull. Painted brick on the 80's low profile central Plano flip will generate huge value. Paint a two-story megalithic structure lol Le that one? No.

Not a binary equation.
