Hi folks! Would love to get your perspective on the Mustang Lakes subdivision in Celina/Prosper. In looking at new homes in the area, we were surprised to learn that Drees homes is pulling out after only being in the development for Phase 1. I know there’s a lot going on in the market due to COVID, but just wanted to get thoughts on Mustang Lakes? They also have large lots (70s and 80s) and although it’s a little bit further north, we like the option of larger lots (currently living in Frisco).

We have also been looking at Windsong Ranch, but since the pandemic, available homes have been limited to none. Any thoughts on this neighborhood versus Mustang Lakes?

Appreciate in advance any thoughts on these two neighborhoods. Both are zoned Prosper school systems (we don’t have kids) but just FYI in case anyone else has an interest in these two neighborhoods as well.

They're basically the same neighborhoods. All the neighborhoods around here are the same now.

If you can find a Windsong house thats immediately across from the lagoon then I'd go with that. Otherwise they're all the same cookie cutter houses now.

Same cotton fields filled with slap-em-up, stack-em-deep-and-sell-em-cheap tract houses with standard amenities, as all the other ones. Pick what's most convenient for your commute.

Nothing you will find below 500 in Prosper now. You may have to check Celina. Allot of people are looking to move to the North.

We liked the development of Mustang Lake and their resort style amenities large lake, walking trails, good Prosper ISD school in the neighborhood hence booked a house here and expecting the delivery in 2021 mid.

I live in Frisco and building another house in Frisco as well. We drove north to Mustang Lakes to check out one of the Highland Homes..... definitely like the neighborhood and their amenities, but did not work for us due to the location. It's far north in the country for us and longer commute to work and bit of drive for grocery and restaurants. If those are not your concern, then I would go with it.

Ignore other sarcastic comments on new construction homes..... there many on this forum. IMO new construction homes are being built and sold for various good reasons and not everyone can understand it. Good luck!

Yeah anything North of Frisco, you'll find better lifestyle communities, cleaner neighborhoods and larger lots. There is allot of development happening so its not bad investment wise. Most of the people I've met here are professionals who moved from other states for similar reasons.

There are slim to none odd jobs up north so if you're a professional and able to work from home with less supervision, definitely go for it.

It won't be too long till Prosper turns out to be like Frisco. Smaller lots, half backyards, garages in the back small little alleyways. Definitely try to avoid that. Prosper has plans to build a third high school and you may have to google up the details on that.

Your comments may have been true of what was being built in the 70's & 80's in areas of Lewisville and The Colony, PURE MISINFORMATION TODAY! I was there in the early 70's when Plano, TX. was nothing more than flat black Texas soil, no rolling terrain, no trees, no grass or weeds just empty farmland. Right in the middle of this landscape was Ross Perot's landmark EDS HQ that he built and relocated from North Dallas. Perot's visionary corporate statement set up Plano, TX./DNT for the 21st Century and phenomenal growth in NTX!

The homes built back then were mostly built with Chicago antique style brick, wing walls, wide fronts, a lot of ashwood stained paneling/wainscoting, vaulted ceilings with ashwood stained beams in their living areas, lots of wallpaper, wet bars, brick fireplaces and usually an enclosed courtyard. The thought of energy efficient HVAC systems, solar panels, Lo-E windows, modern interiors and Internet/fiber-optic technology would be many years into the future. These homes are what you want new homebuyers to buy TODAY? This old housing stock? You are not that naive are you?

During those times these homes were considered upper-end custom built homes(relo's loved them) not so today, they would barely be considered slap em-up homes today! I personally visited Mustang Lakes many times during it's development and construction phases, it's been well executed and completed with first class amenities and a new on-site elementary school just opened. The new homebuilders there are well known and recognized by the Dallas Builders Association.

Only address the same old ignorant statement that ALL NEW HOUSING is slap-em-up over and over in NTX! When is the last time any of these posters toured NTX's newest communities. How many have you personally visited on a regular basis? I will continue to call them out until they can offer valid and verifiable proof. They just turn new homebuyers/relo's OFF on considering these communities. Developers and new home builders have spent in many cases millions of $$$$ on these communities(risking their financial resources). The statement is IGNORANT that all the homes up north are slap-em-up tract houses on cotton fields, if they are please provide names of these communities(that you have toured and inspected homes currently under construction of poor quality) and websites that you or he claim to be full of tract homes???? No Alternative Facts or Fake News, please! LOL! WE ARE HERE TO PROVIDE GENUINE & UNBIASED INFORMATION TO ALL HOMEBUYERS! LET THE GAMES BEGIN - YOU FIRST!
