Hello! Looking to move to the Dallas area but I want to live in a rural city. I want about 2 acres because I have horses and barrel race! I’m a nurse so I need to be close to a city with a hospital (no further than 30 mins). I’m a young single professional with a budget around 300k. Any suggestions of good little towns with land but close enough to the city for work!

Hello!

You don't specify whether your budget is just for the land, or would this also include a home and stables?

There's a lot of options for work. Medical Center of McKinney is a great hospital, and has lots of rural areas within a 30-minute radius. Same for Hunt Regional Medical Center in Greenville, and UT-Tyler hospital.

If you're looking for a large city hospital like Presbyterian or Baylor, your options would become a lot more limited because of commute times.

If you want to be closer to more horse events, you need to look towards Stephenville. That town is known for having several large horse show facilities, and for the many competitions throughout the year. There is a hospital in Weatherford, and another one in Granbury. You should be able to find a house with enough land for horses in your budget.

I am thinking Southwest of Fort Worth like Stephenville. You are going to be quite a ways to downtown Fort Worth or Dallas in that price range. I would wonder if as a nurse if you worked at a hospital you might not be commuting at traditional times, so that could be helpful. I am sure having land and a place for your horses would be way cheaper than boarding them and at least you would be putting equity in your real estate as opposed to helping someone else pay their mortgage.

If you don't need good public schools maybe check out Azle or Springtown. I personally would not want to live in either place but your budget will go further there than in the more "ritzy" horse environment of Weatherford/Aledo/Brock. Stephenville would be a long commute to FW.

I don't know for sure, but I think you may need 1 acre per horse according to most jurisdictions.

I would suggest looking directly north of Dallas, along 75 and in between Preston/289 and 75.



The growth in DFW continues to spread primarily north in that corridor. I would advise looking at places like Van Alstyne (puts you close to Medical Center of McKinney) or further north, around the Sherman area (puts you close to Texoma Medical center) and everywhere in between those two. I think you'll see much greater price appreciation if you buy along that corridor I mentioned than most other places.


According to a realtor friend of ours, our land in Howe has appreciated by nearly $100k in just the last year, and that is without factoring in any development.

If you don't want to be engulfed by sprawl within the next 2 decades, I would avoid anything north of Dallas to the OK border along/between Highway 75 and the Dallas North Tollway.

Gainesville might be an interesting option to consider, though. The Fort Worth side of the Metroplex isn't growing nearly as fast to the north.

My co-worker commutes from Oklahoma to Plano. I thought that was crazy. There will be no end to the widening of 75 and new commercial towers going up.
