Also, the prices seem totally random. I saw a place renting for $1527. Why not just do $1520 or $1530 and call it a day? I'm guessing there is some sort of system that does this automatically for these corporate apartments.

The local landlords I'm used to dealing with advertise a set price and keep it that way for months.
It's exactly like the airlines. It's part of revenue management.

Here are 2 revenue management products for apartment leasing:

RentMaximizer - https://www.yardi.com/products/yardi-rentmaximizer/
RealPage AI Management - https://www.realpage.com/asset-optim...ue-management/

Even funnier is that RealPage is based right here in Richardson

The sad thing is that if Apartment complexes get too greedy, people just say, fine, we will move further out to the suburbs... and the apartment will just sit empty since it was priced to high.... meanwhile people have longer and longer commutes....

I have heard the situation of people moving from: North Dallas, to Far North Dallas, to Plano, to Frisco, to Prosper, etc...

Apartments in DFW are so greedy. They slap on a fresh coat of paint, install some cheap granite countertops, then jack up the rent 30% and call it "luxury". They advertise a certain price and then you find out that there are an additional $100/mo in charges. One place I looked at was charging a concierge fee, smart home system fee, valet trash fee, parking fee, pest control fee, and recycling fee.
