I am having a hard time finding affordable land in Dallas, I found some around the Fair Park area around Fitzhugh and Haskell. I have heard mixed things about that area, some say it's becoming safer due to gentrification. Others say it is extremely dangerous and to stay away. I personally prefer to be in an area on the up and up due to the equity I will (hopefully) have. I see there's a Starbucks just north of the 30 fwy, which at least where I live is an indication of a fairly decent neighborhood. I looked up crime stats and it stated there were 9 murders and around 130 assaults that were nonfamily related. I just want to know will my home and I be safe if I were to live in the area, I tend to mind my business so I have never had an issue with crime where I currently live, but I don't want to move somewhere where I will be randomly targeted for muggings/random crime. Does anyone have insight into the area and plus one point if you currently live in the area and can speak to the neighborhood's feel?

That is not a safe neighborhood. Gentrification is further to the west, just across Parry from Fair Park along Exposition, or further east in the Parkdale / Urbandale neighborhoods.. You mention buying affordable land - are you looking at empty lots to build on? Or land to hold in hopes of appreciation?

I'm curious what you are planning on doing with 'land' there. Are you a single man or a family? The North side of Fair Park isn't the nicest area. I frankly don't think its that bad/unsafe, but its decidely unattractive. Be aware that you will be inundated every year during the State Fair and during Texas/OU people will be walking in your yard. If your not from Dallas, you don't know the power of the State Fair traffic. I live just North of 30 in Old East Dallas and we even see increased traffic on Munger.



There is a big differentiation of North vs. South of I-30.



Just East of Fair Park is being gentrified - see bars like Craft and Growler.

What’s your total budget? I would rather see you invest in Elmwood or another neighborhood in 75208 (south of 30, west of 35) where the gentrification train is strongly rolling vs Fair Park which is still decades away - if ever.

We here in Texas hear lots of folks from California say "The #" when specifying a highway. It's just 35 or 635 or 75. Maybe LBJ, Central, Stemmons. No "THE" in front of the number.
