I recently purchased a fourplex that I am currently in the process of rehabbing, the neighborhood is near the Winters Park is okay and its in N Garland near the Firewheel Mall.
My question is as the rehabbing is almost done, I've been concerned about getting it rented out quickly.
Can someone tell me the best areas of Garland where I can advertise the apartments? What is the general % of occupancy in the Garland area.
I fear I may have made a mistake.

That's a very high traffic area. A sign outside should make your phone ring a lot!!!

I bid on a 4plex in there too about 10 days ago, but there were a couple of offers on it too and we lost ours.

You may want to get the city of Garland to repair the street inside (around the circle) that would help the appeal a lot and increase the rent amount for you.

Also, don't call it an apartment (it's more of a townhouse. ;-) That's a lot more appealing.

Keep in mind that posting signs on utility poles and on street corners is not allowed in Garland. They actually pay residents here to remove the signs. Try placing an ad in The Garland News, their rates are very reasonable.

Looks like you might have bid for the same complex ...
Now I am getting some traffic but not by what I would deem quality renters.

Cant wait to get the place rented and reap some cashflow!

You will probably get the most for your money if you go the section 8 route.

Have you thought of Craigslist? It's free, and it will make the phone ring. I would highly recommend credit and background checks, as Garland is full of very colorful people. That should scare off some of the scary types, and prompt some honesty from the not so scary ones!! Also the Dallas Morning News online classifieds are cheaper than the paper ones I think.
Good luck.
