I don’t think there’s any reason to wait. Interest rates are going to continue up until the Fed is happy with the inflation rates - and that is going to take a while. So less buyers in your price range every month you wait due to higher PITI payments. And I don’t think anyone is forecasting an increase in prices in SP23 vs SP22 Market. Median sales prices peaked in June & are trending downward.

Of course talk to your realtor & financial advisors but I would take the money & run.

You seem to have flexibility. So give it a shot for about 45 days and if you are not happy with the activity just pull it off the market. Make sure the listing agent you select doesn’t tie you into a listing contract any longer than you want.

Keep in mind that if you are buying and selling at the same time, timing probably doesn't matter so much. If you take a hit on your DFW house, you're probably getting a better deal on your Florida house. Parts of Florida were even hotter than DFW over the last couple years, so I can't imagine they won't move at least as much as DFW if there is a correction.
