I have a house being built in McKinney(Criag Ranch) and after reading some of the post about other builders now I'm starting to wonder about my home.

DR Horton is what's called a 'big box' builder. They cater to an entry level market and build very simple entry level homes. Lots of bad things get said about them, but I'm sure there are alot of people out there living in DRH homes. What are you paying for one ? Where in Mckinney.

Craig Ranch, I'm Looking at a little over 200,000 for a 2600+ sq/ft. 2 story home. What do you think?

I think you'll be just fine. For a $200k price tag, they are a good builder. I have found that they try to 'nickel and dime' you at the design center. The title company fees seem a little high as well. You may or may not have had the same experience. My biggest concern is that they open their neighborhoods to too many investors. You don't want to get labeled as a 'rent district'; it's tough for resale.

For that price range, Horizon Homes and Pulte may provide a little better customer service but I think you'll be happy with your Horton.

Keep in mind that a lot of what is said on this forum is often geared towards specific price ranges. My expectations of a $350k home and the builder of that price range are very different than that of a $200k home or less. That is not really comparing apples to apples.

They are a billion+ dollar company, so they must be doing something right.

Word of caution: Hemingway Luxury Townhomes in Mckinney near Craig Ranch have droppped their prices $70,000. They sold homes there previously in the $240's per their website and now have quick to close homes as low as $159,990. Think about the poor schleps that bought at low $200's. Ouch on resale there! By the way you may want to look into there ratios of investors to homeowners if you are looking to buy for an investment or god forbid live there.

My mom has one and while she's happy with it (hers was in the area of $300K) my husband found the construction wasn't "great." There nail pops EVERY WHERE, I mean we've built 2 homes and never seen this many nail pops...there was not a single wall in the house without them. She also had a problem with the bay window leaking. They fixed it FOUR TIMES so far. The home was built in 2000. I don't think anyone else in her neighborhood (small neighborhood) has had problems like that though.

We lived in Craig Ranch for 2.5 years...DR Horton home, bought it for $164,000 sold it for $199,000 last year...I would hate to try and sell it there now...
Not a bad community, still have lots of friends that live there...
I'll give ya the cons...Toooooo many investors with renters that don't give a crap about the community or keeping there grass cut, trash can in, etc...etc...
HOA nightmare...the management was horrible, still is from what I hear, and I was on a commity...
At $200K don't look to get out of it anytime soon...If the folks that bought my house tried to sell it now they would take a loss...If your building there make sure you are willing to sit tight for 4-6 years...just my .02worth, then again I did live there...LOL...

I'd beware of buying a DR Horton house in Craig Ranch. What this person has failed to mention is that he is buying in North Craig Ranch, where DR Horton mass produced a few thousand cookie cutter homes. (DR Horton isn't building in main Craig Ranch). They might as well not even call North Craig Ranch, Craig Ranch because the homes are so cheap. Within the area of main Craig Ranch that is surrounded by the TPC golf course, the Cooper Aerobic Center, multi-million dollar homes, you should have no problem building equity in a short time and making some money on your investment. As far as the builder is concerned, they are decent but I don't think you'll have the same type of equity increase in North Craig Ranch.

Have you seen some of the Crap that the so called Main Craig Ranch builders are throwing up, and charging an arm and a leg for? Give me a break, David Craig had a good idea, and it looked good on paper, but I would be very cautious before I threw out a chunk of change on that place...

And do yourself a favor, stay away from DRH...
