Does VR have that many hills besides the ones near 635 shopping and Hackberry Creek? Seems like once you get past the shopping close to 635, things turn a bit flat.

I lived in Valley Ranch for many years. All the multi-family (apartments) out there, as they aged, attracted the underbelly of society. I'm a Dallas Police Officer, and worked (at that time) nights. When I got back to VR at 3am, you wouldn't believe the human trash that was on the streets. I pulled my pistol out of its fanny pack and drove with it under my leg in case I had to defent myself against being carjacked.

We sold the house and moved to another suburb (not Frisco), and never looked back.

Frisco is nice (I'm not a resident, so have limited experience with the city). It is growing really fast, and I noticed most homes had no trees (this is North Texas). It looked like a lot of farm land was sold to home developers, hence no trees. I'd rather send my kids to Frisco schools than to the schools in VR.
