Part of Fairfield's problem stems from a changing preference by shoppers, which has been happening since the late 90's. Also, the recession hit the Dayton-area hard. When I hear from Glimcher that there is interest, that tells me that people want to be in the area. The area is still highly popular for shopping though. In-mall retail stores have migrated to The Greene, but due to the lack of available land around Indian Ripple and Stroop, big-box stores will remain around Fairfield and Pentagon. And besides, that is where most people shop today. While new build land is still available down there, south of Target, all large spaces are filled or are being rotated. Office Depot filled much of the space across the street next to Walmart. Office Depot is being replaced with Ashley Furniture, and Ashley's current space will host the areas second Fresh Thyme grocery.

What will be interesting long-term will be if Valley Springs ever goes up. That could take a lot of business from Fairfield or The Greene if it ever gets developed, but that is so far down the road, probably 5 years at least. And Dayton Mall is probably more vulnerable to Liberty Center than The Greene. The former is sandwiched between the two. I know that has been brought up here or somewhere in the Dayton forum.
What's really amazing about the Greene, IMO, is who won. I'd say it has been Kettering.

Beavercreek basically cannibalized its own mall while Kettering is reaping the reward and prestige the Green has brought to the area. I-675 naturally puts the Greene in Kettering, not Beavercreek, territory. So people associate it a lot more with what's down Dorothy Lane than what's off Fairfield Rd.


But I digress. Fairfield Commons is doing well, and the E-B redevelopment will probably determine the tone of redevelopment in that corridor in coming years. So if Glimcher does it right, I'm guessing Fairfield Commons will be fine and the area can support three mall districts.

Another update, the casino is basically open now:

Looks good, but it's exactly the same as the other Hollywood Casinos out there. I'm excited about the racetrack, because I for one don't really care about gambling.

It does sound like they are finding a work around. Phase I and Phase II. Hope it all pans out!

I just question how this helps anything. I question how much extra money kids who are going to a community college have to spend in downtown Dayton.
