Saw this a year ago or so... You can see that the part of Jersey across from Wilm seems to abnormally undeveloped until about 2040.

Interesting, is that Roanoke reaching buildout there in Central VA?

I suspect the 2030 and 2040 ones. Demographics just don't support that.

For Del, while the total state and respective country estimates seem a bit ambitious, they are probably within about 10%. I would be surprised to see Wilmington add 25,000 in just 20 years, however. I suspect you are aware of the trend (http://en.wikipedia.org/wiki/Wilming...e#Demographics):

1940: 112,504
1950: 110,356
1960: 94,234
1970: 80,386
1980: 70,195
1990: 71,529
2000: 72,664
2010: 70,851

I am not aware of any dynamics in place in the city that would reverse this trend so dramatically in just 20 years.
