When I started in the late 80's showing houses I would inflict horror on the faces of buyers. I took it out of my pocket, and let it roll towards one end or the other - seemingly on it's own power.

We (generally) tried not to buy those. I did sell one of those houses in Ken Caryl to a broker from the state of Washington. Lots of sister walls, but she is still there 20 years later.

Soil tests were mandated per lot in the 1980's.

Yup. Sometimes we forget our marbles, or just leave them at home.

But, all the houses that have been built in the last 15 years, have been engineered specifically for the soil test results.

Those house that have moved leave evidence that all experienced brokers have seen and will point it out to our clients.

Thank you all for your insightful replies. It sounds like it's the older homes in HR that may have more problems, as they were built before all of the soil testing was mandatory.

We definitely aren't saying "no" the entire area, but now I feel more armed with knowledge!

I wouldn't say they may have more problems due to the lack of soil tests. In an older house, the structural defects are definitely more visible.

The houses in Jeffco, along the Hogback have far more soil issues than the houses in HR.

HR is a nice community with a strong HOA, lots of amenities and good choices for kids in school.

It's really unmatched in Colorado. I have lived here since 1999. I could live anywhere, but I have not found anything I like more.

I don't know about that. the oldest homes in HR are only about 30 years old. They may all have been built after the change in soil testing. I'm not positive though.
