We are moving from northern Colorado from extremely low crime neighborhood to Denver area. Considering Green Valley Ranch older area from the price point to fit our budget. In vicinity of Flanders Way and E. 47th Ave, Gibraltar Way. We drove into neighborhood, it seemed good, well taken care houses, lawns etc. Can somebody please give me feed back on the neighborhood e.g. crime, schools, neighbors, income level, any new developments plans for future in surrounding area. Any environmental issues ? Pros and cons. There is a old post from 1 1/2 + year ago with attachment from 2008 on this. That is 4 year old info. But things do change with time. Any info will be helpful.

Default Crime is too high for me.

Crime Statistics and Maps | Denver Police Department

I compared my neighborhood of Berkeley (in transition from poor white/hispanic to rich white) with Gateway/Green Valley.
The number of assaults is 6x.
Theft from motor vehicle is about the same.
Burglary is 3x.

I have a friend who is selling his house up there and heading elsewhere in the area. I would do some research on this before taking it as absolute truth, but something do with fracking that was promised would not be happening nearby, and now is happening nearby. His wife is a lawyer and apparently fought it on behalf of some of the residents, but to no avail.

Again, this is not first hand, and I don't know all the details (just what he's told me.) If it is true, it may not negatively affect you if you don't have a problem with that kind of industry. Worth a look, at any rate. May affect future value and health.

I have plenty of family that live in GVR. My cousin's house has been broken into before, but I wouldn't let that discourage you. It's a nice area, but like others have said, I'd do more research before making a choice to move there.

I personally wouldn't. Too many foreclosures, depressed property values, and lousy schools.

In the long run (20-30 years) will be interesting to see how all the airport development plan affects the value of homes near there. Could mean quite a bit more congestion and industrialization which would lower values, but then again the cost of housing is low in that part of town because of the perception of little being around there and having a long commute if you don't work at DIA.

Unfortunately, as you're seeing, the middle class is starting to be completely priced out of home ownership in Denver. Think of Green Valley Ranch as one of the "leftovers" that hasn't been picked over yet, and for good reasons. Not much has changed over there since 2008. I think both Reunion (in Commerce City) and Brighton are nicer communities overall.

GVR also has almost 4x the people. If you used this, it appears the amount of crimes in Berkeley is a lot closer to the amount of crimes in GVR, especially if you factor in GVR's much larger population (it appears Berkeley fares worse).

Nicely said. Fracking will lower the property values, for sure. But don't overlook the less popular areas w/o checking them out/spending some time there. If you can. Good luck!
