Our summer move to Denver is proceeding forward and although I keep telling myself my focus needs to be on preparing our Maryland house to sell, I can't stop looking at the real estate listings in Denver.
Our house budget is $400K but we could go to $430 if we had to (but I really don't want to).
We are looking at Superior and Broomfield in the north, and at the western part of Centennial and the southeastern part of Littleton in the south. They are certainly very far apart, but are close to a very specific type of after school activity that our kids participate in.
Both the husband and I will work from home (or rent office space nearby) which is why we are able to be flexible.
Here's where I keep getting stuck. Our kids are in kindergarten and 1st grade, but I know how my husband and I operate and once we get settled we WON'T want to move, so I'm cognizant of the high schools that our kids would go to one day. But the housing inventory is so limited, and we REALLY want to be able to buy a house and not rent, so I'm thinking that I may need to be less picky. But being within a mile of their elementary school is a deal breaker for us - we LOVE walking with our kids to school and it is a huge boost to our quality of life to be close to their school.
The other criteria that is important to us is a friendly and strong sense of community, but I'm less concerned about that now as I think we can create that anywhere. Another criteria was a Catholic church with a really, really great youth group, but it seems that many of the churches have those, so I'm also less worried about that now.
A final criteria is having a house that has some space somewhere for the kids to play outside. We regularly send the kids out to play in the afternoons after school and keep half an eye on them while we keep working. But I want to be able to step out the front door and see them. So many of the houses/neighborhoods that we have seen have many of the criteria we like, but the yards are so small that there is no place for kids to play outside without going to a park or playground, which means we would have to go with them.
So, I guess what I'm asking for is advice from other people who have balanced multiple criteria and priorities as well as lifestyle choices in such a big move.
Do I just look for houses within a mile of an elementary school anywhere in the high school districts that we want ?
Given that the inventory is so tight, I'm worried that when it comes time to make an offer (assumedly late April to late May as we'd like to close in mid July) that even all of my careful research is going to be for naught since just getting a house is going to become a priority.

You will need to prioritize your list. In this type of market you will not get everything, so you need to be more flexible.
Look for housing 60 days before the move, unless you want a short sale, then look now.
I was raised in Montgomery County MD, less traffic, more parks, you have to pay for the museums, and you have to fly in your crabs. Right MFBE?
Bring crabs.

Your kids are so young and you're saying that you need to be close to an after school activity that they participate in. That sounds like the most important factor in where you need to live. Add to that the schools they will attend. Is that correct? Is there any chance that they may not want to participate in that specific activity as they get older and then you've put yourself in a place for them and then the activity isn't a criteria anymore. I would think the schools would be the most important factor yet things with them can change as well. A school can be highly rated today and then change over the years. You might not like how things are done in the school...there's a big difference between reading a school report on School Digger or Great Schools and what actually goes on inside the school. Our elementary school is highly rated but the principal wasn't the best fit for the school and the school morale was suffering as a result. She has since been replaced but for an entire year it was bad.
The yard issue is only going to be important for a few years. Kids grow up and get bored being sent out to the yard day after day. They'll want play dates and they'll want to go to other kids homes. If you buy in a neighborhood where there is a park and lots of kids nearby then you'll have the option of sending them to the park to meet up with other kids. Time passes more quickly then you think with kids. What is a priority with them today might not be the same as tomorrow.

For us, location was the most important factor - both for schools and to stay close to the office (which saves me money and time). It sounds like you only have to worry about schools. We made sure to select a location that we'll feel confident in the schools through high school since we do not know if we will have the opportunity to move again.
What we sacrificed:
-Home size: we probably wanted a little more house, but felt that we got enough
-Yard size: actually, this is a plus b/c I'm tired of yard maintenance (no more raking 30 bags of leaves next fall!). however, the kids playing outside factor was thought about. our new neighborhood makes up with plenty of parks and shared green space. while we recognize that this will require more supervision on our end, we feel confident that other people in our community will be able to watch and keep an eye out for us/ with us.
-Location within the community: It came down to being at the edge or paying even more for less home. I think being in a more centralized location would have been really, really nice, but in the end, we had to go with a home that we could live in for at least the next 10 years - if not, longer.

Every living situation is so different, and the only truly rigid requirement is usually the cost - you can afford what you can afford. So, I wonder if it's better to come in to Denver with some openness and try find a great situation that will work well for you HERE, whatever that may be.
We live in an area with a good high school, but a not-so-good elementary school. So, private school for elementary (which isn't as expensive here as it is many other places) and the problem is solved, plus we saved tons of money by getting into a less expensive neighborhood. There are so many moving parts to choosing a place to live, it's hard to make it into a formula.
Really, it seems like renting for 6 months (at least) to get a feel for the place is the best way to 'find a house'. I am always amazed when people move to a new place and buy a house in the first 2 weeks!!

Welcome to the new normal
Right now, with the rental market being so tight, and rents increase 10% a year. Add to that, inventory of resale homes 30% less than last year, buying may be the best thing.
To each their own.
To some people it makes sense to rent and get a feel, to other is makes sense to buy and plant roots for the future.
If re-locators are articulate in their wants and needs; I can give them places to start their search. Today, with little inventory, the advice I give, if it fits your needs, make an offer. Next time a house like this hits the market may be 3-5% higher.

Having moved around somewhat, my advice to you is to rent, at least for 6 months. There are things about certain neighborhoods and areas that a quick visit, or responses on a bulletin board cannot show or tell you. Choosing where to live should not be forced simply because there is little inventory. If you rent, it gives you time to properly research and investigate what is a very major decision. Don't worry, there will always be houses to buy, and even a 3% increase is a small price to pay for getting into the "right" house. You can't put a price on being in the "wrong" house. For all you know the perfect house isn't going to be listed for another 5 months!
