Wheat Ridge (west of SHeridan and east of Wads) is changing rapidly.
Young people who cannot afford the "Highlands" are looking/moving there.
Inventory, on the other hand, is low. As in fewer than 12 houses for sale.

There's advantages to that. Both areas are rather quiet, which is nice if you have a 1 year old and want a quiet lifestyle. They're well within their price range for a 2 bedroom apartment, safe areas, not too far from downtown. Both have nice rec centers, fun downtown areas, and, if they choose to stay in those areas, mostly decent schools, and light rail within the next year or two.

Check out Lakewood as well, especially the Green Mountain or Colorado Mills areas. It's a little bit younger, puts you close to the existing W line, and has a kind of chain-restaurant oriented but still decent-for-a-night-out area around both 6th and Union and the Colorado Mills mall/Denver West Village area.

I suppose, but you usually like to have some neighbors with kids around your kids' ages. Not familiar with any real downtown in Wheat Ridge.

There isn't one.
The city is trying to make 38th between Sheridan and Wads the downtown.
They have introduced traffic calming measures.
They have provided low-cost loans to business to spruce up their exteriors.

I would look in Wheat Ridge.

A lot of people who live happily as young couples in the Highlands end up moving to Wheatridge once they have kids. I am a fan of the area and I get it's appeal. I'm not so sure if this particular area would appeal to the op though as it sounds like the op is looking for something that is more stereotypical "suburban" like Highlands Ranch. I think Lowry most closely fits the bill for a reasonable commute to LoDo. I am not familiar enough with the northern suburbs to recommend any areas but some of those might work too
