By sliding, she means 1 foot+ cracks in foundations.

Get a soils report and don’t buy anything built on bentonite.

When I was looking in the western part of metro area I called the appropriate jurisdiction’s building department and asked about soils for each specific address.

Talk with your own inspector and make sure he/she checks for foundation cracks. Sometimes they can be hidden.

Any property you want to buy should be inspected.

If the house is older, and it hasn’t moved, the risk is low unless you like to water the foundation.

I live in Lakewood.

What you did was smart. I saw a soils map of the Green Mountain area, and soils prone to swelling did not occur uniformly throughout the area. You really do need to check house by house.

It can be worth getting a structural engineer in to take a look if there are any concerns. For around $150 you can get an engineer out to take a look, its more if you want an actual report. I have had clients do this when they were really concerned about a property they loved.
