Is your vision for the waterpark complete? It's intriguing - not familiar with Sketchup.
Re. Black Bottom: Is Lafayette Pk area open to development? I don't know if it has any possibilities. It would probably have to be someplace else, but convenient for tourists and locals.

Please forgive me for saying this, but I get the sense that "Reuben Industries" is a little similar to Cosmo Kramer's business undertakings in Seinfeld in that it looks to me like it's imaginary.

Detroit needs more fun things to do. Maybe everyone would lighten up, but a waterpark? No. A luxury hotel with gambling, upscale shopping and a spa? Now you're talking. Have I been out west too long?

I think Detroit already has that (not sure about the shopping. Upscale shopping - how far "up"?). You mean more of same?

Has Reuben Industries had a successful product since they combined the flavors of Swiss cheese and sauerkraut into a corned beef sandwich?

One thing I have not seen anyone on this thread mention is that Detroit Proper already has a water park!

It would be easy to route passenger trains from Toronto and Chicago to the Michigan Central Depot.

Reopen it to Amtrak (using part of the bldg)? The rehab would cost too much for them, but a partnership of other businesses? That main terminal would be unique in the system.
