Im interested in getting a non profit title too and making a rescue one day. Ive been looking around and its pretty hard to find some land in the right city zone in a easily accesible area to build one. What kind of commercial buildings do you think would be able to easily be converted into a shelter type environment. I was thinking of starting a small rescue first then eventually building the big one to save way more animals.

if personally look for a concrete block comercial building/warehouse ideally...
you want something with some insulating properties so you wouldnt have to worry quite so much about heat/cooling and soundproofing. so a metal uilding would be my last choice, and brick or concrete would be my first.
Something "open plan" would be easiest to convert/set up exactly how you want it floor plan wise so a warehouse would probably be your ideal, you could put in walls where you need them for offices, isolation rooms ect...
lay out kennels ect in any size you want to ect.

That sounds like a good idea. Im looking in washington(seattle area) so im thinking it might be kinda tough to find. You think it would be better to have a small/medium rescue real close to the bigger cities or would a small area be alright to start out.

Thought you might like these links. The first is a step by step procedure for starting up a NPO. The other is a very informative article on startup rescues/shelters.

Do you already have some time and experience working with an existing shelter or even a foster based rescue organization?

If not then I would suggest that you get lots of hands on experience either as a volunteer or an employee before trying to start a new one from scratch.

Check with the office of the State Veterinarian to find out about regulations of shelters, building requirements & standards, etc. My humane society was offered a building but it turns out it would not meet state code and so we had to decline the offer.

I hope you don't mind a brief hijack of your thread. As someone who wants to rescue animals, I'm hoping you don't mind. I started a thread in the general pet section, trying to figure out why the New England states do such a magnificent job at keeping the pet population down, while the rest of us can't keep up. Maybe we can figure something out that would also be of help to you in your goals.

I dont mind, it is kind of strange that it would be so perfect. Maybe they are lying. Another question i had is what are good sizes for the dog kennels and cat condos or rooms.

I was going to suggest Best Friends in Utah, too. They have workshops on starting/maintaining a shelter and I'm sure they have stuff online or something.
