He said:

Fannie Mae is going to raise limits to 700k plus

Low interest rates

Lots of inventory

Sellers are reducing

Talking heads asked:

"would buyers be catching a falling knife?"

"don't you always say it's the best time?"

Even better - there's a tv/radio commercial in my area - its either for a specific real estate firm or for REALTORS (tm) -- it says it is time to buy and talks about what a great investment houses are - then it says "houses on average double in value every 10 years".

If they're using the last 15 years as the average years - maybe. But I bet if you go back to 1950 or before you're going to see that while houses usually appreciate - it is not enough that they double every 10 years.

Oh, and I am buying a house right now. But for us it was a long-term stay in one place decision. Not a pure 'investment" decision

When have they ever said "its not a good time to buy"?

The NAR and its members make their living off transactions. Why would they advocate anything else.....(even if its bad for the consumer)

The higher the sale price....the higher the commision....for the agents....on both sides of the table.

It's a Realtor's job to pump sunshine. So, this isn't surprising.

The interesting phenomenon I see is that the RE industry says these glowing things about RE, but when someone listens and gets royally messed up, they blame the buyer for being stupid.

What I've heard is that realtors are not salespeople. They are there to facilitate the sale. They don't force people to make the decision to buy. And they don't force people to make the decision to sell.

However...they do maintain a listing service. Which they use to list properties. And For Sale by Owner can get listed on there...but from what I understand, it's not a priority to show those homes to potential buyers.

So, you CAN sell by yourself. You can also get screwed by yourself.

Is there any other business with this same model? I'm trying to think of one.

probably the one that is on the 4yr cycle... and really cranking this year

yes, one has to follow the flow of the $$ and discover those 'hidden' motives.

"CouponJack" ... "Transactions are king", I've done my part with that this year (still unloading... ). A (r)ealtor was really hammering me with that (transactions!!! We want transactions !!!...) this weekend at a community event (not a caucus ) Ron Paul gets 21% of R vote in WA, Huck= 23% and Mc = 25%; Pretty limited on choices, but at least they continue to play It's good for business
