Well, I haven't had flood ins - I know stupid and risky - I live in an AE9 zone and house floor elevation is 10' 4".

I called my insurance agent and she quoted a price of $6500 - WOW. (250k building and 100k contents).


That seems way high compared to what others have said theirs is. quotes from NFIP should be identical from any company - correct?

have the rates just changed due to new flood zone maps? or due to IAN?

PS - I tried searching the forums on "flood insurance" or "flood" and got zero results - I guess there's something wrong with search....

Not enough time to change yet brett. I go bare blare and i am right on the gulf. Not gonna pay 15k a year for Ins when i never even get a twig blown off a tree.

People used to look at you funny if you had no home/flood insurance. What, are you crazy? Isn't that risky?? We'll yes, it used to be risky. But today? The risk gap has narrowed. After all the premiums, deductibles, exclusions, claims adjusters, litigation, and months and years of waiting, you stand to gain very little. So the actual risk of going bare is only incremental. If you suffer a loss uninsured, your actual net loss is not much more than if you had insurance. With or without, you're still gonna lose out. You could actually be better off because you'll get your place repaired a lot sooner on your own.

Well there certainly are some disadvantages of having insurance above just the premium.

If Ian had hit Venice, the surge would have been in my living room. I did have boat damage and the insurance has already been of benefit.

I'll probably get flood ins at least than max coverage. See if I can get it down to a reasonable premium.

Cost depends on the zone you are in and how likely insurance would have to be paid out on a claim. We are in the X zone, evacuation C zone, the 500 year flood occurrence. Ten years ago when we moved here flood insurance was $400 and this year is over $700.

Houses three to four streets away are around a pretty retention pond. Most have carpeting and contents curbside from flooding waiting to be picked up. They are in evacuation zone B and have a higher, more expensive, flood zone rating.

I have some news to share with everyone. Having a house in non-flood area (zone X), I was NOT able to find any insurance to offer flood coverage! None! It was earlier this year, I was willing to pay extra as a piece of mind, but was NOT able to find a single insurance company willing to provide flood insurance.

That's up to the insurance company.
