Not entirely true. I had 1 offer for 160 and another for 159 and the appraiser said it was worth 150. Because of the appraisal, the lender refused to lend more than 150.

then the buyers weren't prepared to pay what the house is worth, if the bank will only finance 150k and the buyer realy believes the house is worth 160k, he will find a way to get the 10k.

Banks do have a lot to do with the real estate transaction, but that doesn't mean that they always make the correct decision.

actually, it didn't matter. The bank wasn't willing to lend any money as long as the sales price was over the appraisal amountl. The buyer was willing and did come up with the extra 10.

They could have gone with another lender but didn't want to go that route.
