Can I get a nice townhouse in the FTL area for less than 100? We are a senior retired couple,no dogs. What are the details, like fees and insurance too. We are not bi-lingual and would like to live near other WASPS, I dont care but it is easier to communicate. My daughter in law is Latin and I love her.

You may find a townhome for "less than $100,000" in liveable condition but probably very dated (1970s or 80s vintage) and in need of some work. I'm thinking Coconut Creek, Tamarac, Sunrise and Plantation (in the order of likelihood of finding a TH in your price range).

The maintenance costs will vary greatly depending on your community. I owned a townhome in an older community and fees were around $70 per month, which just covered the community amenities (pool, etc.)

The newer communities may have higher fees, but generally they will have more amenities.

No area in South Florida is particularly WASP-y. But the more north you go in Broward, generally more so.

Default Townhouse for old geezers

Seriously Cooper City looks fine. Any idea of fees and other overhead. I just got my pre-approval letter from a local bank for 150k so I am prepared. I have bad knees and at 67 do not think they will improve.

Just wondering - with your bad knees, perhaps ask your real estate agent about a one-story villa rather than a 2-story townhouse? Good luck.

Yes, a townhouse is not good due to stairs- sorry to waste time. Doing this almost 1000 miles away is not easy. I get mixed up with the terms. Yes, a villa sounds better if it is one story. Now tell me are they set up like condos legally, do they have fees. Can someone recommend an area to see when we visit in June.

Villas or patio homes have similar fee structures. Oftentimes basic cable is also included. Always check the "health" of the association. Example - how much do they have in reserves, look at the budget, any chance of a special assessment in the near future, etc.

Also check on insurance costs - that is always a sobering moment for homeowners-to-be.

I guess I posted twice asking for the same information. Sorry. Just learned of Villas. I guess I need to post to communities further north to find one more affordable in every respect.
