Hello all, first time to the forum. My wife and are will be retiring in a couple of years and are looking at Property off of Las Olas and near Mizner Park. We want to be near the beach but also walking distance to the lively areas of the cities. I know that Mizner Park is lively and spotless but can also be stale, whereas Las Olas has more of city real fell, but is it dirty and run down? Which city is more multicultural and multireligous. Any opinions or any info. on the demographics would be greatly appreciated.

Of the two I would say Fort Lauderdale is the more cosmopolitan and shockingly quite a bit more White Non-Hispanic than Miami (given how close they are to one another) with around 50% of the population identifying as such. The rest breaks down about equal Black and Hispanic (around 20%) with a significant Afro-Caribbean population as well (around 10%). Boca Raton on the other hand is overwhelming White Non-Hispanic (about 75%) with a smattering of the remaining racial groups. Las Olas will definitely give you the city feel versus sterile suburban, and is pretty clean from my experiences.

Boca Raton has a very large Jewish Community and is kind of like a 6th Borough of New York. Some people like that and others don't. Ft. Lauderdale is much more mixed and diverse ethnically racially and religious wise.

Fort Lauderdale by a wide margin unless you are from Long Island and Jewish.

Boco is very dull. I worked up there on Palmetto on the downtown 'strip' and it is very quiet. Even during season.

Las Olas is not that dirty and rundown, it is quite clean and constantly seeing new development. The rundown areas are further west. Mizner Park is cleaner but also more boring.

As far as more cosmopolitan or multicultural, hands-down it's Las Olas.

Correct, it isn't dirty or run down at all.
