Real Estate in SW Florida is good, inventory is shrinking, properties are going fast. I too believe we are in a rapid recovery mode.

You need to be careful with properties advertised for $ 42,000 in Cape Coral. Some of them might be Chinese Drywall homes or have other issues. Also if a property is advertised with such a great price, (and it does not have any issues) be aware that there are multiple buyers jumping on the property and most likely it will sell for a way higher amount than the advertised list price. Another realtor in our office just lost a property which was advertised for 99,000 in a very good area, her buyer offered $ 130,000 cash and she lost it to another buyer who offered even more.
