They've sold an awful lot of houses in the development, some for a significant amount of money. It can be as bad as some people that don't live there want it to be.

My older son went to a camp at River Legacy Living Science Center before COVID. One of the things the campers did was sail at the Viridian Lake. I must admit that the neighborhood has a lot of outdoor amenities such as sailing, multiple public pools, and walking/biking distance to the awesome trails at River Legacy Park. They also have a full activity calendar with things like a neighborhood farmer's market.

Y'all are both 100% correct- that's why I was wondering. Is it just not a thing at all? I don't spend much time in that area, so I am truly curious. No smell, scavenger birds? The homes look really pretty and the elementary school looks very nice (modern and new). It's 29% low SEC and pretty evenly distributed regarding ethnicity, which is cool to see.

Yeah, that's what I meant. I'm not great at typing.

I know someone that just sold their home there and made a fortune. They only sold because they found their dream historic home in downtown Grapevine.

That end of the River Legacy trails is gorgeous. It has connections directly to Viridian. We casually looked there when we moved 18 months ago, but most of the inventory was just slightly above our price range.
