My wife and I are looking to move to Keller, TX. We are looking in the $200,000 - $225,000 range. Everything we see looks like a trac home west of Hwy 377. Everything east of Hwy 377 looks way more than $225,000. We found several homes in "true" Keller in the $225,000 range but they were really run down. Are we miising an area we dont know about?

We are looking for trees and a back yard. Something a little nicer than the trac home.

at your price range it is slim--
have you done MLS search in Keller
unfortunately if there are nice subdivisions in that price range where people are not putting homes up for sale you would not know about them...

here's a few in nice neighborhoods...I put in 3 bed 2 bath since you didn't state your pref.

most things in your price will be west of 377 and trac neighborhoods... but there should be a few avail.

here's a nice one in an EXCELLENT school pyramid...

ALL of these are EAST of 377.
If you go up to 250k you'll get even more and you can probably neg down to 220k in this market.

The biggest bargins for nice homes in Keller right now are in the neighborhoods of Carriage gate, Willis cove, Heatherwood estates, etc... (south of Rapp rd)
since those have been re-districted out of Keller HS into Central HS. People are moving out do to having siblings that attended KHS or don't want two kids at 2 different HS, or moved into there for KHS and now will be sending kids to Central. It's personal reasons etc...
BUT...those are VERY nice family neighborhoods etc... If you don't have a kid in HS now or for a couple of years while the neighborhood is split between the two HS (next year, those who started at KHS will fininsh and incomming freshman will go to central kinda wierd for a few years) then I would really look there.

I drove and saw some existing MLS houses (without an agent) that feeds Keller HS and almost getting to the same conclusion as you . My primary criteria is Keller High School with a 2500+ sq ft 4 BR house around 200K with build year of 2000 and later. Most homes (new construction) are for either feeding the Central High school or the new proposed High School. There were tons of builder offering a very good home that will feed to the new HS or Central HS in 175-250K . But houses feeding Keller HS were 225- 300K and ones on the east of 377 were even more expensive. If i have to spend 225- 275K in Keller to get Keller HS (that's what everyone says that Keller HS is better than others in Keller ISD) i'll prefer commuting few more miles and will prefer Flowermound for that price to get Flower mound HS or a little older house in Grapevine..just my point of view.

I am willing to pay some premium for a house in Keller HS over the cost/sq ft on the west of 377 but not the same price as i would be paying for a similar house in Flower mound/ Grapevine..again my criteria is different and may not be applicable to you. If School (or the High School) is not the criteria the new homes prices in the Central/ New high School are very attractive.

Default Need Help finding a Keller Home

I did a quick search and found several nice homes that meet your criteria. Willis, Shady Grove & Florence Elementry schools. South Keller intermediate and Bear Creek all feed into Keller High School. Great schools great neighborhoods are you linked to the MLS? These are all east of 377!

This is not true for the future. lots of kids from south keller int now go to Central and even more will be in the 2009 school year.
Bear creek has a few (all of Marshall ridge) that will attend Central as well.
Willis lane is a great school but it too will have ALOT of kids that will be going to Central not KHS. ALL those neighborhoods across from willis lane are re-districted.

Central is a fine school. test score aren't up with KHS but it has some great teachers and a very good admin, it pulls more low income kids though. We wanted to stay in KHS zone because I didn't want to have one child at KHS and another at Central.

For the poster saying they would dive a bit futher for flowermound? where is the job? Flowermound is very nice but it's an hour from Keller and traffic in and out can be messy.

you will be hard pressed to find a 200k 4bed +2000sqft home built in 2000 or newer in the KHS zone. I think that's a big strech for Grapevine/colleyville as well it will be a much older smaller home.

Look in North Richland Hills, you might find something in Forest Glenn (KHS attendence zone)

Hurst would probably fit your criteria better.

Your right 5stones about the feeder schools into Central High School and the districts are ever changing. The best advise for this person could be the NRH - Keller ISD. Forest Glen, Brandonwood, Steeple Ridge and Shady Oaks are nice subdivisions. The price range is tough but not impossible.
