Housing cooled? Not in North Idaho. I keep hoping the work-from-home people will be called back into the office and they will all leave. That would lower our prices and our rent, but I'd be happy to have the value of my house drop if the population would go down. This area is being destroyed. What the housing people called "loved to death"

I think Raleigh’s April 2022 median home price was 25% higher than April 2021. But the number of homes on the market is less than last year, so the trend is likely to continue for awhile yet. I’d imagine we’d be one of the last places to feel a slowdown however.
No change in Atlanta, it's still pricey. Largely fueled by tons of good new jobs, with more coming. Along with Heel82's mention of Raleigh, I feel we'll be one of the last Metro's to cool off.

There has been a notable "deceleration" in Raleigh/The Triangle in my observation; but nothing even remotely resembling a cool-down/shift to a buyers market. I think the frenzied "everything is going to sell for 15%-20% over list price with 30 offers" days are behind us for now....but most well priced, well marketed properties are still selling quickly and for a premium.
