Our dream is to buy a decent sized/well built home on 2 or more acres of land.
Requirements: 1. Must be in VA, TN, KY. We love SW VA Abingdon area, but we can't get a good home with land there.
2. Would love to farm a small portion of have animals.
3. Need to be within driving distance to a university/college
4. Not to far from decent hospitals (elderly parents relocating with us)
5. Could be rural, but within an hour to a decent size city
6. Can be a small town, but not one that is decrepid and dying.
Can you help us . . . everywhere we like $200k gets you into a cookie cutter subdivision . . . and we want a little more . . . have been searching and can't find a spot?? Any suggestions where to look. We have saved a decent downpayment, but can't go more than $225 and that is pushing it . . . guess that doesn't buy much anymore.
In the Charlotte area (Cabarrus Co. or Iredell Co.) or Raleigh area (Johnston Co. or Chatham Co.). These are nice affordable counties with rual areas, but close to what you're needing. Great weather as well.
Here in Louisville, KY you can get land and house for pretty cheap in the Fairdale or Valley Station areas. Radcliff in Hardin County and Brandenburg in Meade County are nice, too. Good luck to you!
For $200K you should look into the Ferrum, VA area. Ferrum is unique in that it is a beautiful rural mountain town BUT it has a very highly regarded small college (www.ferrum.edu). You're 20 minutes from Rocky Mount and roundabout 1 hour from Roanoke. Rocky Mount, VA is a beautiful town of 5,000 yet because it is the Franklin County seat (pop 51,000) it has both a historic main street with boutiques but is also vibrant enough to support big box stores on the edge of town. Rocky Mount has a good all purpose Carilion hospital and a very nice nursing home that is currently being expanded further. Roanoke has a _fantastic_ hospital and healthcare system.
I mention Ferrum specifically because it's not quite as expensive as Rocky Mount and the Boones Mill area (where we live). However, you can still find good homes for $200K and below in my area with some land. The best real estate link for the county is:

I often go thru abington as a cut thru into Kentucky and know the beauty of Abington is why you would choose that location. Two other cities that remind of that town that come to my mind that there might be what you are looking for and they are Wytheville VA and Mt Airy NC. Both are beautiful mountain valley cities that are still quaint with beautiful rolling countryside and mountains in the backdrop. Two other cities worth mentioning and all these are a short drive to abington are Mountain city NC and Boone NC
Ferrum VA, I am going to check it out. We love Rocky Mount, but it is not affordable at this time for us, no one every mentioned Ferrum.
Boone would be too expensive for us, and we have searched Iredell County and Carrabus, as we live here in NC, but for an acre or two, we haven't seen anything that we like.
I like VA especially Abingdon, because it's so clean looking, and I love all the water, weather it be Lake Holston, running down from the rocks, or on the Creeper Trail.

try lynchburg, virginia. south and western virginia has reasonable house prices. the further from DC the better if you want land and want to be able to afford to do thinks like eat and have clothes too! hehehe
