Anyone know what it's like up north in Clayton or in the Clayton area? - -
in terms of weather, being retired and on a fixed income, buying a house (under $100,000), scenery, and access to the Smokies???

Biff,

Since your retired. The town of Clayton is very nice. I love it up there. Many retired folks. Access to the Smokeys is a nice ride on Rt 52. N.GA is very beautiful. If not Clayton in Rabun County, there is also White County, towns like Blue Ridge (expensive) Jasper, etc.

PS: You scared me at first I thought you meant Clayton County at first read.
Now there you only need your car with LoJack, a gun, and body armor

I doubt that you will find a home for under $100,000 in Clayton. A run down old cabin, no view, just on an acre will cost you more than that. Yep, you could get what you are looking for at that price about 15 years ago. Small 3/2 cabin in decent condition on an acre will cost you about $220-250K minimum. But, buy now, it ain't getting any cheaper in Clayton or anywhere in Rabun County. When you have houses on Lake Burton (leased land) selling in the 3 million range, it's just going to make everything that much more expensive. Blue Ridge, Morginton, Fannin county - same thing, prices just keep going up. Problem is people have figured out that it's just too beautiful in North Georgia.
