I am curios why no one considers adding higher state income tax and association fees in the equation. I did calculation for some of my employees and in some cases it did not make sense for them to move to GA from NJ.

I did.

We're not planning to buy in an association based community. Association fees wouldn't come into play for me. Taking everything into consideration, lower mortgage, lower property insurance, lower property taxes and even including the state income tax, we'll come out ahead. Even if we decide on a community with fees, we'll still come out ahead.

The insurance crisis is killing the cost of living in Florida. I live in Miami. It's gone up these last seven years anyway. Add the insurance problem and you have a mess. Seems like, by your numbers, NJ is in better shape.

There were no Ivans visiting NJ lately. So, insurance is not a problem in NJ. We have hurricane called “Union” that sucks all the money from NJ residents, as a result high property tax is the problem. But it also depends on the town. So for some people it doesn’t make financial sense to move after adding all the taxes that GA imposes on their residents.

Default tax on cars

just bought a new cadillac paid 10% sales tax but thankfully no wheel tax. heard one county in north georgia that would be almost $800 a year just for the pervaledge to drive in that county.
