Price tag of project is $100 million according to Greenville News. $18.5 million from GNMO and $7.5 million from TD Bank. Buildings will be LEED silver certified. Brasfield & Gorrie is the building contractor. Oh and regarding phase II:
“We literally got a letter of intent this morning that could only be accommodated in phase two,” Hughes told GreenvilleOnline.com
At 100 million, this is a very nice size development. Riverplace was only like 65 million I think.
Yes, Riverplace is $65 million so this is easily the largest downtown project ever announced. Corporate headquarters company and retailer are still under wraps.

According to the G-News, Hughes might build both buildings at the same time. He hopes to have tenant negotiations complete for the second building within six months. Going off that letter of intent quote, he could already have it. Also, there will be space for more than one retail/restaurant tenant within the development.
Th other thing I can't understand why it has not been built yet is a high rise apartment and condo building. I remember the Camperdown was to be the first one and that never happened. That is something else we are ready for as well. plenty of people are wanting to live downtown now, they just can't or don't want to pay $500,000 to live in Riverplace and a high rise living complex would round out the cities offering pretty nicely.
I will be really disappointed if this does not have at least a 20 story tower, no matter what else goes with it. It's time for Greenville to grow up.
I guess it is time for DC to grow up as well, as DC does not have a 20 story building.
I'm thinking the other way. I want great retail, great street presence, beautiful design.....who the heck cares about height, unless there is something they need to prove? Look at Riverplace....a huge success by any metric and no height.

Um....ok. Have a nice day.
