Greenville goes in cycles. Once they catch up the infrastructure on Woodruff Road, the businesses will abandon it for the next new "in" location.
Wade Hampton Blvd. was once the "in" location, then the old Greenville Mall area, then Laurens Road, then Haywood, now it's Woodruff Road (ironically, near the abandoned Greenville Mall).
If you could predict the next "in" spot in town, you could make some significant money.
I predict all of these areas to be "in" spots. There are plans for them. Haywood is currently being renewed.

The one that surprised me the most was how Laurens Road went from the hub of shopping to being almost completely abandoned in about 10 years. It would be nice to see the plans to redevelop that corridor come to fruition and take some of the strain off of Woodruff Road.

Laurens Rd is still busy, it's just mostly automotive.

I live about 2 minutes from Laurens Road - yes, almost all automotive - in fact, Kia is building a dealership on Laurens. As you may recall, Verdae plans a large, new development on Laurens - I believe with a grocer - hoping it's a new Harris Teeter (much like the one in development on Augusta).
Haywood Road is slowly transforming into a nicer shopping venue with renovated store fronts/new shops: new Chipotle, renovated Jason's Deli, Conn's, DSW, TJ Maxx, JoAnn Fabric/Crafts, upcoming Tijuana Flats - of course, Haywood Mall is upgrading both its interior, exterior, and entrances. Lastly, burying the power lines by the city of Greenville has made a big aesthetic upgrade.
Compared to other places, Greenville is much less segregated. I had been used to having a nice mall. and a shoe mall, but here we're all smores!
