I have a feeling the main driving force in this one is the site. There's no available land to use other types of systems, like you might see at Stone & Main.

Also, the parking garage is concrete build and underground unlike 400 Rhett's which is above ground.
I might be a bit slow... But, 8 condos? As in 8 individual condos? Looks super upscale and a very nice looking building but why don't they build upwards and try to capitalize on more if there's a demand for it?
I just happened to see this thread, very interesting. Those condos are huge ! 3,000 to 3,500 sq. ft. of living area. Wow, they will be pricey. Close to million dollar territory I would think. At $300/sq. ft. with top of the line amenities, amazing. Will keep the riff raff away. Priced for corporate purchases most likely.

A studio apartment at Stone and Main that is less than 500 sqft is renting for $1000/month. I would assume that any rent and/or mortgages in the downtown area will be in the same ball park.

There are a few condos in places on the outlying areas of downtown like University Ridge, Pettigru St, Cleveland Park area, that you can get something a bit more affordable. I saw a 2 bed 2 bath townhouse on University Ridge not long ago going for $1200/ month and another on Broad St across from where Mcbee Station Apartments are for around the same.
Best bet, look on Craigslist if you are trying to rent because your best deals on rentals wont be from an apartment complex and more from a private landlord. For buying, check out HomeFinder.com, they usually have good info there too.
