woow okie 1st of all im not a greedy landlord who charge high on rent. The house i bought built in 2008. pretty much very new and upgrade everything. its a dupflex but they are renting the whole bottom floor is ( 3beds 2 full baths 2 parkings) including water, sewer, cable but not electricity. living area is almost 2,100 square feet. location is honolulu kaimuki. Its is a fair price for this location.
Yes on march 21 im going to court again for they money they still owed and dmg after they left the property. ( remaining of the 1st month rent, full amount of 2nd month rent, i have to hired people to clean up the floor, fix broken sink, repaint couple walls. )
Be sure you accounted for the deposit claim within the 14 days and notified the tenant.

i probably just going to court to make sure that i have the right to keep the deposit money for owed back rent.
10% of rent and let a property manager have the headaches. a qualified mngr would never let in a tenant w multiple evictions...........hahahahahaha. of course you still feel the financial hit if yr manager has a booboo.
or if the $s matter that much go to bigger pockets n learn to do things right.
idk why people would do this. i even offer them to leave my properties and gave them one month free rent, but they refuse and just told me they want to pay and stay. but no payment show at all. If they got evicted arent it in their record and hard to find a new home in the future?
I agree proposition 13 does help long term homeowners but you are still subject to potential sticker shock. Take the $2,000,000 home - that yearly increase although capped adds up
Length of ownership isn't covered under Prop 13... only the Fair Market Value at the time of transfer.
I've owned for 13 years... my new neighbors are going on 4 years... they bought when property was down and paid a lot less than I did for a lot more house and newer... since they paid less, their Property Tax is less... even being that I have owned 3x longer

Ok. I'll clarify as I have property in SF. Homeowners under prop 13 are protected by spikes in home values unlike Hawaii. For instance, a SF homeowner whose value of a property goes from $800,000 to $1,200,000 in 4 years is protected by capped property tax increases the same situation for a Hawaii based homeowner for the same increase is not. (And, SF property tax is tremendously higher than Hawaii)
