I am in the process of developing several house in the South East that will be vacation rental properties. Each property is 3 -4 bedrooms and 2 baths.


What I am interested in is seeking advise as to how to make these properties "over-the-top". Structual renovation, location, and management is done. Not a problem. How can I satisfy the customer as far as
innovated, exciting products that are now on the market that would be especially pleasing to the guests?
What features in the house should I think about that will make it stand out? Electronic, colors, furniture?

IDK... when we do vacation rentals, we do not even think of "innovated, exciting products".

We think location, price, cleanliness, king beds, and WiFi.

Exactly. You don't have to have the latest technology, but we want free wi-fi. The most important consideration in our opinion is the bed. Don't go cheap on the bed. My wife and I aren't as young as we used to be, and when we look for vacation rental homes/condos, we automatically pass on homes which have cheap beds or futons. We also like roomy showers. We don't watch TV at all while vacationing, so fancy flat screens aren't a factor either. Our goal is to get out and about and to see all the sights. We vacation often and dislike hotels, so we do the vacation home rental thing often. We also cook while there, so a full service kitchen with utensils is a big plus, though not a dealbreaker.

I don't care about any "products" in a vacation rental. I care only about location, comfort, and cleanliness. Furniture should be new or in perfect condition, sofas and beds should be very comfortable, the home should be professionally decorated, and everything should be sparkling clean. Aside from wifi and a coffee-maker (a Keurig would be nice), and the usual amenities you would find a nice hotel, there is nothing else that would inspire me to rent one home over another. I won't rent any home where there is any possibility it isn't extremely clean, or if the decor looks dated or ugly. I have also written poor reviews of rentals that looked good in pictures, but turned out to have extremely uncomfortable furniture, beds, and bedding. That can really ruin a vacation. Focus on the basics.

And as someone mentioned - King is the best size for a bed. I won't rent anything with a "double" or "full" bed.

We flip houses on Long Island in vacation/year round community.

I will tell you one thing we discovered that is inexpensive but a surprising WOW across the board.

Also radiant heat in bathroom floors, may not be as attractive in your region.

A great view is so desirable for vacation stay. But I want wifi, fluffy towels and comfy bedding, both foam rubber and feather pillows, very comfortable King sized bed. Plenty of hot water. A bathtub. And a great view.

Nice but not going to bring me back next year if there's something else with a better view, price or location : huge TV w/good sound, jetted bathtub with wall mounted TV, motion exterior lighting, good backyard grill, great coffeemaker, washer & dryer.

We don't look for anything over the top. For me, cleanliness and comfort are key. And I mean deep down clean. Invest your money in the best cleaning service you can find and it will reap stellar reviews.

You should have the very best mattresses you can afford along with premium sheets, pillows, duvets and mattress pads. Sofas should be so comfortable you don't want to move. Same with outdoor furniture. Appliances should be spotless.

Bathrooms should shine. Not a speck of mildew. Plenty of thick white towels, white bath mats.

Market the homes as comfortable and CLEAN. I look for that.

Decor just has to be up to date in my opinion. Nothing over the top.

Depends on where the property is and what kind of tenants you are trying to attract.

Beach rental, big city rental, quaint city rental, forest/mountain rental, national park rental - the renters all want different things in addition to the big things like a clean up-to-date rental with comfortable beds.

Also, how are likely renters getting there? People flying in are likely to need things like: coolers, beach chairs, bike rentals, bike helmets.

What length of rental is most likely? People staying for more than, say, 10 days are likely to need an office area.

Is it an area where there are a LOT of rentals and you really need to stand out?

Location would be the #1 for me while looking. Close by to the main attractions. Comfortable furniture etc. Agree with the poster who mentioned hiring a great cleaning company as well. Best wishes.
