The bedrooms are 14x14, with the master being 21x14. How large would you make the bedrooms? The entire house is quite large. It is not a design going for the most efficient space.

These houses are near Charlotte, and sell for less than a 3bed 2 bath in Palo Alto (silicon valley).

If you love it and it goes with your lifestyle, then go for it. It is definitely a formal style home which would need classic rather than modern furnishings, and it could be lovely if done tastefully.

Double stairs? I assume open foyer as well. In order to fit a double stair on a home, you will need about 2000+ sq/ft of space per floor. A few of mine friends has double stair case but they also have 5000+ sq/ft home. Beautiful homes but very expensive to decorate and maintain. Too much home for my family.


So does it hurt resale value? Not if it goes with the style of the home.

In a mansion, fine....but it eats up too much valuable square footage.

I prefer a curving staircase.

Takes up WAY too much space IMO. I love the idea of a large foyer in a large house but only because I would fill it with bookcases.

The double staircase is WAY too formal for me too (hate that symmetrical look, although I may be in the minority there). In addition, looking at the floorplan, there is ANOTHER stairway off the family room (the back-center room). Talk about wasting space!!

(Love the master bedroom closet though, and the kitchen ... )

OP I think if you are looking to purchase this particular kind of home, what needs to be considered is whether you plan on staying there long term. From the responses you've received, I think there's enough to consider the potential impact on resale. If resale isn't a consideration for you and you love it, go for it.

What I can infer is that there are those who love it and those who don't. That goes with anything. If YOU like the design then go for it. I really doubt the presence of a double staircase is going to seriously impact your resale value. Location, schools, neighborhood quality...those things truly affect the value of a house. Not the presence (or lack thereof) of double staircases. I personally like it. As for "wasted space".... please keep in mind folks that the homes are in the 4500 sq ft + range. These are large homes... "wasted space" isn't much of an issue because everything is large. We used to own a largish tract home and we never wanted for space.

Toll Bros. tends to build the dramatic since they are considered a high end builder. That's how their homes are here in Texas. The rear staircase I find to be rather handy.
