I need a roof repair. Don't know HOW the water is getting in, just know the leak is showing up in the garage ceiling. Current roof is about 22 years old, and LOOKS good (no trees over it, or anything like that). So I'm hoping it's just a flashing issue around the vent stack.
What your best roofing advice for picking shingles? Your 2 or 3 best tips?
- is the longer-term shingle worth the extra cost?
- what should I be on the lookout for when contractors are talking to me.
Different localities call for different solutions but, here in west Texas, I'll never have anything but a metal roof anymore.
Best advice for using private contractors: (1) review their credentials and references, (2) make them sign a contract that specifies what work is to be done, the quality of the materials to be used and the time allowed to do the work and (3) never, never, never pay them before the work is completed.

Make sure to get references from friends or neighbors. There are a lot of scam artists out there in this trade. Never pay any money until at least all the shingle bundles are on the roof.
IMO, using architectural shingles add more appeal to a house. How long might you be staying in the house?? The extra cost would be worth it your answer is over 15 years.
On a side note, (personal preference) don't put on a roof that is white in color. I think it actually takes away value, appearance wise. You very seldom see higher end homes with whitish color shingles.

This makes no sense. In fact, it's contradictory.
Arch/grade shingles cost more because they have more material and a longer warranty- that's a given.
"Add more appeal..."; maybe. Depends on the house.
"The extra cost... worth it"; if you stay in your house at least 15yrs.- really?
If the average roof job is 20-25sq's and the cost difference between 25(try finding a 20yr shingle today) and 30yr is approx. $500-600 ($20/sq) equates to approx. $0.66/day(over a years period)- do you really need to recoup that cost by staying 15yrs in your house? Besides, if you were to sale within two yrs you probably just shorten your "days on market" by two weeks. And added $3-4k in "perceived" value.
And to think this all started with a roof leak!
OP- get the leak fixed by a roofer. While he's there ask for an assessment of the roof's condition.
