"There are generally recognized guidelines (including the Fannie Mae Selling Guide, FHA/HUD Handbook 4150.2, Employee Relocation Council (ERC) Appraisal Guide, American National Standards Institute (ANSI) Z765-2003, etc.). To varying degrees, these guidelines define Gross Living Area, Basements/Below Grade Floor Areas, Attics/Lofts/Low Ceilings, and Detached Buildings. Many of the guidelines are similar; however, some guidelines do not specifically address some aspects of measuring, while others have very detailed guidance."
What standard are you using? Never heard an "airing cupboard" considered a "room".
I have never heard of an 'airing cupboard' so you are a step ahead of me.
Nine rooms, ~ 1500 sqft mid-century home:
2 bdr, 2 full bath, living room, hall, study, sunroom, and the kitchen.
Great layout and no open space! So personal and intimate - love it!!
An airing cupboard is a built-in storage space, sometimes of walk-in dimensions, containing a water heater, either an immersion heater for hot running water or a boiler for central heating water (hence also "boiler cupboard"), or a hot water storage tank. Shelves, usually slatted to allow for circulation of heat, are positioned above or around the heater to provide room for clothing. The purpose is to allow air to circulate around the stored fabrics to prevent damp forming.
In one version, the airing cupboard serves also as the linen cupboard, the permanent home of the household's clean sheets and towels. (In Irish English, a "hot press".)
In another version, the airing cupboard serves as a temporary drying space, either for laundry or for wet outdoor clothes and shoes. Its shelves can be used to fully remove traces of damp from dried clothing before the items are put away elsewhere in drawers and wardrobes. A moveable electrical version of this is a drying cabinet.
Of course, that doesn't explain what the OP thinks his "airing cupboard" is.
My "airing cupboard," now that I know I have one, is also my laundry room. I just barely fits the water heater, washer and dryer, nothing else.
Kitchen/dining room
Living room
3 bedrooms
2 bathrooms
Hard to say, I guess it depends on how rooms are counted.
The main area downstairs is a large living room / dining area / kitchen open concept as with any modern home. There’s a large walk in pantry as well.
There are 5 bedrooms but we don’t use them that way. For us it would be one gaming / media room downstairs, my home office, three bedrooms (hers, mine, and guest), and a loft that’s used as a gym. There’s also a room-sized walk in closet in the master and a laundry room. There are 4 bathrooms in the house total. 3,600 square feet.
