  • Tile in kitchen and hardwood in master bedroom.
  • Preferably a gas furnace instead of a heat pump

I can’t go into that kind of detail. But it would look something like this:

Around 1600sf
MCM or very modernist architecture
Open floor plan
Cork or bamboo flooring
Good kitchen space
3-car garage
Decent plot of land, maybe 1/3 or 1/2 acre

I like the tankless water heater and the wall oven. House I grew up in had the latter, and it’s just better than stooping down to check your baking. Furnace was also way better for heating than heat pump.

No Humans within a 5-mile radius.........the rest is of minor concern, a shack will suffice.

Keeping the word "dream" in mind:

1880s Queen Anne Victorian with all the bells and whistles. This would include lots of hand carved unpainted wood, original light fixtures, stained glass windows, working fire places, transoms over all the doors, wrap around porch and of course a turret with windows. It would need to be as original as possible but with up to date electrical and plumbing. It wouldn't need to be more than about 3000 sq ft but if it's larger that's fine and in a nice town.

I'm allowed to dream right?

What a fun post! Sounds great and I’d add:
Toto washlet toilets in the bathrooms, Kohler tea for two soaking tubs, gas fireplace with tumbled glass (ours is remote controlled and it’s great), in wall media surround sound system so wires aren’t everywhere, kitchen cabinets with slide out pull drawers and soft close catches, wet bar area for coffee and drinks and a wine fridge a few feet off from the main area of the kitchen, an outdoor alumawood patio cover the length of the house, definitely solar panels with a Tesla wall system, hot tub, and epoxy garage floor.

These are all things we have in our home now along with several of your list and we love the convenience and use of technology to help make the quality of our lives easier. But if I only had to select three things, I’d pick our tankless gas hot water heater, our solar system and my Wolf stove and oven. Happy dreaming!

LOL! I was on boats too much as a kid for that to appeal to me, but I totally get where you are coming from! It can be fun for a while. Try it and enjoy it for the experience.

"Here is my ideal home:

Built by Fulton Homes (Arizona homebuilder)
Built by Deer Valley (Alabama mfg home builder)
Minimum 1600 square feet
Check
Minimum 16 SEER Air Conditioner
Check
Gas Stove
Check (actually combo stove with gas cooktop and electric oven {bakers will understand why})
French Door Refrigerator
Check
Stainless Steel Appliances
SS/Black (dealt with SS in commercial use, overrated)
Built to Energy Star Standards
Check
U By Moen Smart Kitchen Faucet
Replaced my faucets and showerheads - does that count?
Smart Thermostats
Meh, whatever.
Moen Handheld Showerheads with Magnetix
What I replaced my showerheads with is enough to keep me out of the chiropractor office. Count?
Fairy Tale Pink (or similar shade) master bedroom
Personal choice. Go for it if you like it. Having my bedroom on the northwest part of the house was more important to me and my sleeping patterns.
Tankless Gas Water Heater
Meh. A tank that has 165 degree water to kill stuff is more important to me.
Tile in kitchen and hardwood in master bedroom.
Dirt hiding tile kitchen, carpet MB. I know how to shampoo carpets to make them cleaner than tile.
Preferably a gas furnace instead of a heat pump
No. Heat pump for efficiency and unvented gas for extreme cold weather. I NEED the humidity then that unvented provides.
Preferably a separate wall oven and cooktop
See above on combo ranges
Pool
BTDT, enjoyed it for two years and then understood the downsides. Having a year-round running creek in the backyard is much more my style.
Water Softener
Don't need it, but I distill my drinking water and my other water is fine for everything else.
Reverse Osmosis System
BTDT, fine for people on municipal water with low water rates AND the wherewithall knowledge to replace the filters and membranes at the appropriate times. Otherwise, a PITA.

So...

No close neighbors -check
Unimpeded nighttime sky views without light contamination -check
Free wild animals such as deer, groundhogs, foxes, possums, etc. - check
Private forest -check
Private creek -check
Private open fields -check
Low taxes- check
Low energy costs- check
Minimal zoning or building code requirements -check
Moderate four season climate -check
Fireplace- check
HUGE private back yard- check
No road noise (including boom boom cars) -check
No solicitors -check
No pollution- check
No wildfire hazard- check
No airplane noise- check
General safety and lack of crime- check

Make no mistake, this would not be ideal for everyone. It isn't to be envied, as it has downsides like everything else. In a different era, I loved being close enough to NYC to see the Broadway plays. In a different time, I loved being able to pluck navel oranges from my trees in Florida as I mowed my lawn. In a different era I loved the "golden hour" of photographic stunning landscapes in Vermont.

I only had passing experience of the mind-boggling beauty of the Rockies. I only had brief experience of the climate of San Diego. "Ideal" is more a state of mind than a state of physical reality. Enjoy what you have fully, and if you want to experience something different, go for that. Life is to be lived.

Location, location, location! Seriously, location is by far the single most important factor in my "dream home." After that I'll go for low maintenance, solar roof, super insulated, possibly other types of alternative heating/cooling, no neighbors within sight, quiet place surrounded by nature.
