Hey,

this might be a stupid question but I just don't know the answer.

Whenever I look for houses I also find "Mobile / Manufactured" ones.

The question is, does the land on which the house stands generelly belong to the unit (included in the price) or will I have to pay for it separately (monthly/one time)? Since there might be a difference between urban and rural areas I also want to say that I'm looking at units in urban areas.

I'll attach some links to units I found:

When I looked for a house I looked at manufactured housing.
Manufactured homes are dropped on a lot and are stationary.
Mobile homes are just that. Mobil. It makes a difference with your insurance, so don't confuse the 2.

To answer your question: both.
It depends on the development, if the home is part of a development.
One way is, you buy the lot and are responsible for the lot's upkeep.
Others, the home is dropped on it's site and you own the property directly under it, but the rest of the land is called "common area", and is owned by the development. You pay a dues for the ground's upkeep.
With mobile homes, often you pay rent, or lease for the lot.

1 looks to be a lot rental of $866/mo OUCH.
2 may be on its own lot outside of a park or HOA.
3 looks like lot rental $855/mo.
4 is another lot rental in a seniors park.

Those are all in California on small lots. Keep those prices in mind and check out prices on one in Alabama:

$100K, and it includes the home and 13 acres. Taxes would be around $250/yr.

The problem is that I'm looking at moving to San Jose, CA. I'm wondering if all lots need to be rented there since land is so expensive there... Does anyone else have an idea what I could do? Anyone from this area who might now if renting is the only way to go?

Sometimes it makes more sense to rent an apartment than to buy. No way would I buy in an overpriced market.
