the house I buying has a garage of 26ft in length and 13ft wide and about 10 feet in height and attached, want to convert into a den and office any idea on how roughly it would cost

Several in my neighborhood converted a garage to livable space. As our HOA demands house facades do not change, they each still have a driveway and a garage door. What they did was remove the garage door opener and hardware. They then built a false wall inside, in front of the garage door. They were able to tap off a ventilation duct for heat and A/C. One owner has converted what was the model home office back to a garage.

Myself, I would not buy a home without a garage.
