I dunno, I don't usually go to that area. But I master planned communities are usually built in newer more desirable areas of town. They are looking to turn a profit, not enhance the metro

Well, that's too bad for that side. Didn't know that!

I guess Beaumont and Houston won't be meeting up after all.

still might. You can commute there, or into Houston (the value is the sum of both directions). The value for CSA is 15% it is about 8% right now. All you need is a couple of plants wooing people from Houston, or a school or something, and it is there
