Thanks for the input. I'll start calling around to see if I can find a reputable person/company that will do the scan. Fortunately we have a window included in the contract where if we find any serious issues we can request it repaired or rescind the offer.

I'll have to be as gracious as possible in answering this but have to answer with a question or two. HUH?? WHAT??

I'm guessing he suggested that so that people realize the line is not grounded and can't plug in a device that needs to be grounded. It's interesting advice for sure. I thought the report looked pretty professional and thorough. I'm looking forward to hearing if you think it was or if there are issues with it. Thanks again .

I had a full house thermography done by my builder. Amazing, and I was there. The purpose I was told by the builder was to ensure no water leaks are in the walls and that all walls are insulated as they should be. And guess what, 3 of my inside the house wall were missing insulation, as well as the subfloor under the garage, which the subcontractor had to come back and pull everything out to add the insulation. But that's for the new houses and I wouldn't know what the thermography scan will benefit on the older houses.

I once looked to see about renting a thermal camera so I could look for areas where heat might be seeping in and costing me higher electric bills, but the cost was prohibitively high.

If you are only interested in air infiltration (leakage) problems, and this is your home or you're not doing this as a business, then you don't need a thermal imager for this task. You can take an incense stick or other smoke producing device and hold it around windows, doors, electrical and other cover plates to see if air is blowing in or the incense smoke is being drawn out. They do make specialty smoke pens for doing this but they're not worth buying and an incense stick will do the same.

The one place I found it most useful was locating leaks in the air ducts in the attic.

The weatherization guys can tell by just looking. They know where the HVAC guys, carpenters and painters get lazy. None of the aprons on my low windows had been caulked. Above the doors, either.

You can feel air infiltration with your hand on a cool windy day.
