I keep reading about property taxes being high in the Houston area. Just how high are we talking?

I don't currently live in TX and my current property taxes are 2.2% with homestead exemption ($6600 on $300k property) and homeowners insurance is $900 (0.3%).

What are typical property tax rates in Cinco Ranch, and how do they compare to property tax rates in Sugar Land? Is there a homestead exemption available, and does it help much? What about homeowners insurance?

With similar rates as above, I thought we could afford a $350k property, but if they are substantially higher, we may need to rethink the price range.

I live just next to Cinco Ranch West and my tax rate is 3.62%, and my home insurance is about $2k annually on a 300k house. After homestead I anticipate my yearly taxes to be close to $10k. Also, your calculation for your home insurance ratio is off a few decimal places. .3% on a 300k house is $9,000, you are really .03%.

3.42% all in. I live in Pearland, Shadow Creek Ranch. Relatively new hood, still trying to fill it up and reduce the tax percentage. Breakdown:

CITY OF PEARLAND 0.6851%
FORT BEND CO DRAINAGE 0.0188%GENERAL FUND
FORT BEND CO GNRL FND 0.4810%
FORT BEND ISD 1.3400%
BRAZORIA FT BEND MUD 1 0.9000%

That's unfortunate. I guess what you make up for with a lack of state income tax, you pay in higher property taxes and insurance. I'm guessing increased car insurance and commuting costs will make it a complete wash. Are the Sugar Land property tax rates that high, or is it just the new MPC areas?

I looked at my mother's property tax bill in the Woodlands and it's only (half kidding) about 2%!!!! This makes no sense as everyone on here implied that the Woodlands had such high property taxes. She pays about 5k total on an "assessed" value of 250k or so. How can you guys be paying over 3% to 3.5%?

Bzzzzzzzzzzzzzzttt! Wrong. It isn't a wash. We're still ahead because our income is higher than the property value.

Apple's and oranges. A 300 k house in the Houston area may be significantly larger than one for the same price in another market.

Actually the Woodlands averages a 2.6% tax rate:

The Woodlands Taxes

The City of Houston currently averages real close to 2.5% of appraised value. But Metro areas vary because of different school districts or inner cities such as Aldine, Deer Park,Pasadena etc. The reason Katy, First Colony, Greatwood etc and other outlying suburbs MAY have 3-3.5% is because of MUD taxes which are frequently higher in these newer developments. You can have unincorporated Harris County(non City of Houston) areas that have a MUD and also have higher taxes. Rates are really all over the place and you have to investigate each particular area.

That's insane. Why pay 3.5% to live in Katy or around there? There has to be some benefit I'm missing here. There is a huge difference between 2.5% and 3.5%. It's not trivial. I just thought if any community was gouging people it would be the Woodlands.

For the woodlands you also have to add in a mud tax and pro-rated association fee on the 2.6.
