Even Bellaire is available if you want the over-the-top, gun-toting, hero neighborhood watch feel around mid 200s.

Well, actually I can assume & here's why.

The majority of buyers who plan on having future kids are clueless about the true expense of good private schooling in Houston.

Also, the majority of young families in the Houston area buy homes at the top end of what they qualify for (talk to any Realtor/LO who works with this demographic).

So in areas where the neighborhood public schools aren't so fantastic, it's helpful to explain to the "schools don't matter, we'll send the kids to private" crowd that good private schools in this city start at $1200/month for kindergarten.

It's pretty fair to assume that most young parents buying in the 350k & under price point, haven't purchased so far below their means that they can swing an additional $3800/month to send their 3 elem age kids to St. Thomas at $1300 per child.

I'd also look into the Spring Branch area (north of I-10 & try to keep south of Westview). This area is booming fast. Lot's of tear downs & public schools get better every year.

My advice is not to fall into the private school mentality unless you're fully aware of the expense of a good private school in Houston. Lots of inquiries say that schools aren't important because they plan on using private.....but they are looking at homes under 250/300k.......I don't think they realize that 2 or 3 kids in a good private elementary will run about $3000 a month. That's not including the extra's they tack on all the time.

If good neighborhood public schools matter, there's really nowhere in the city that fits the bill at a lower price point.
Yeah right, I wish I could get a home in Westbury for even $89k. There's no way! Maybe some foreclosures that need to be gutted in the worst area... Thanks for the info on Spring Branch though. Schools don't matter at all for this particular purchase. Just a good, clean neighborhood.

The working class neighborhoods are in the suburbs. Some of the ones being listed are in the sprawl between 610 and the Beltway, and they're hood. Hood != working class. The people who live there work at McDonald's and things like that, which isn't what I'd consider working class. Working poor, yes.

Some neighborhoods btwn 610 and be are bad but some are good. Can't see deterring people from everything in-between. Not all working poor are hood either. At least they are working and trying to earn an honest living. Unfortunately for those who do work at menial jobs living in a working poor neighborhood means they also live among people who don't work for an honest living.
